Initial Site Visit
We’ll schedule a visit to your home to discuss your vision of the project, review construction documents, familiarize ourselves with the job site, and understand the scope, budget, and deliverables for the job. This is a great time for questions on different aspects of your build or remodel as the consultation will be used to discover and learn about all the elements to be scoped in the project quote.
Second Site Visit
Some projects may require a second site visit from our team of subcontractors (e.g. plumbing, electric, etc.) to provide accurate estimates and timelines for their areas of expertise.

Preliminary Estimate
Our initial "ballpark" estimate provides a general overview of the project costs, reflecting discussions from our first meeting and scope considerations. This preliminary approximation offers insight into the budget needed, allows for adjustments and prioritization as needed, and aligns the design scope with your budgetary expectations.
Detailed Estimate
Once the project design and specifications are finalized, we provide you with a detailed estimate including labor, materials, and detailing all facets of the project ensuring the fewest surprises.

Contract Signing
Upon acceptance of the T.M. Sullivan Construction Quote, we will work with you to create a build timeline and begin scheduling all aspects of the project.
A building contract will be prepared and upon signing by all parties, we will issue a deposit invoice and start the pre-construction planning.

Planning, Permits, Schedules
Prior to the start of a project, we will hold one or more pre-job planning meetings with you and the architect/designer to review the project plans.
Preconstruction also includes obtaining necessary permits, determining a schedule for ordering materials, and coordinating timeframes with our trade partners.

Once permits are secured, work on the site begins. We start every job by protecting existing finishes and all architectural details, and constructing dust barriers, if necessary.
Throughout construction, Tom will oversee the entire project, direct the crew, check on quality, interact with project partners, order materials, create schedules, and supervise the entire team.
Regular project milestone meetings are coordinated with the homeowner and architect.

As the project nears completion, we will compile a "punch list" of items yet to be completed.
T.M. Sullivan Construction is also available to take care of any issues related to the scope of work.
